  • Photo record appliance specs - especially the model and Serial numbers. Ensure the print is readable.

  • Photo record the filters size for your HVAC and where they are. You’ll be happy having the info when filters can be purchased before going to the unit for the change out.

  • Photo record paint specifications - your handyman or property manager will be able to drive directly to the right retailer having the handy information.

  • If you require renter-guests to change out a/c filters, be sure you know where it/they are and share the info with your tenants.

  • Photo-record locations of items requiring maintenance or critical repairs. In an emergency situation, such as a broken pipe spewing water - you can bet someone is going to call to ask where the shutoff valve is.

In a later post, I'll share what I'm doing with all this recordkeeping. In the meantime, please comment and share your tips to make rentals oversight as stress free as possible (since you know, problems are gonna happen!).
